MOISTURE INSPECTION

Moisture can cause major property damage and health issues. I use thermal cameras, moisture meters, and my years of experience in plumbing, building, roofing, and grading systems to verify if there is moisture intrusion and identify the source of the moisture.

Using a thermal imaging camera to find water leaks has several key advantages:

  • Non-invasive - Leaks can be detected without having to damage or destroy building materials. Thermal imaging can scan areas like floors, walls, and ceilings.

  • Rapid detection - Thermal cameras can survey both small and large areas very quickly, identifying even minor leaks.

  • Pinpoint accuracy - Thermal images make it possible to locate the exact position of leaks. This aids with repairs.

  • Find hidden leaks - Leaks in concealed areas like pipes inside walls can be found before major damage occurs.

  • Reduce water wastage - Catching leaks early reduces the amount of wasted water and water damage.

  • Lower repair costs - Fixing small leaks early is much cheaper than repairing the extensive damage major leaks can cause.

THERMAL INSPECTION

Flir Thermal camera technology allows a non-intrusive view of problems that are unable to be seen by the naked eye (active leaks, missing insulation, electrical issues, plumbing leaks, appliances, etc.). Thermal equipment is used to determine suspect areas.

  • Electrical - overheating, arcing, can happen anywhere in the structures electrical system throughout the property. Heat anomalies can be detected easily before it becomes an electrical or fire hazard.

  • HVAC - Leaks are common in AC systems. Air leaks will lead to energy efficiency issues and can be a health hazard. Condensation leaks will cause property damage and potentially mold issues.

  • Roofs - Wet insulation is easily spotted on thermal images of roofs. Roof leaks are a major cause of water damage.

  • Plumbing - Thermal cameras can check pipes, joints, valves, and water heaters for leaks.

  • Windows and doors - Thermal imaging can identify air leaks and moisture around windows and doors to improve energy efficiency.

  • Appliance are tested for normal operation or defects which can potentially lead to fire hazard conditions.

DRONE INSPECTION

Drone inspections are and invaluable tool to inspect roofs and other roof systems. I go on all roof types including (asphalt shingles, concrete tiles, metal, wood shake and shingle, etc) unless it's deemed unsafe. I will only use the drone to enhance my inspection, not as a substitute from physically going onto the roof.

No additional charge for drone inspections if included with the home inspection

RE-INSPECTION

Re-Inspection is a revisit to determine if previously identified issues have been completed in a workmanlike manner.

I review the original inspection report and evaluate issues that are in question specified by our customer and Realtor.  I will review the issues and provide you with a report which indicates status of the corrected issues and what still needs to be repaired, identified during the original inspection.

Prices are based on the amount of items to re-inspect and the duration

NEW CONSTRUCTION & BUILDERS WARRANTY INSPECTION

Builder warranties expire one year after closing. Our Builder’s Warranty Inspection provides you with a punch list for you to give to your builder before your one-year new home warranty expires. Most new construction buyers don't opt to get the property inspected before they move in because of the warranty, but most of the issues I find will show up and cause issues after the warranty expires. 

The Inspection is as detailed and thorough as the home inspection including all of the components of the home plus shared and common areas near the property (if the property has an HOA or AOAO). These areas (exterior, driveways, walkways, exterior siding, fencing, etc.) may not be your responsibility but may effect your property or occupants safety.

Prices are based on the size of the property.
